when you call on an ad you see in the newspapers or magazine,
or the persons holding an open house.
These
agents are obligated to get the best price for the seller.
Typically in the State of Florida, most
real estate agents either start the relationship with a buyer
as a Transaction Broker or change into a Transaction Broker
when showing properties listed by the company they work for.
Transaction
Brokers do not represent anyone as an agent.
Many real estate agents call themselves a
"Buyer's Agent", who work in a traditional real estate office that takes listings.
Typically they act as Seller's Agents, Transaction Brokers and
sometimes even as Buyer's Agent, depending on what hat they
choose to wear at the moment.
